John Hope Bryant: KeyBank Joins CIM-BGV Impact Ventures, Pushing Our Affordable Housing Fund Past $315 Million

Nine months ago, my partners at CIM Group and I stood up something we believed the country needed: a real, institutional-scale vehicle to put private capital to work creating and preserving affordable housing in the communities that need it most. We called it CIM-BGV Impact Ventures. In October 2025, our first fund — the Affordable Housing Impact Fund, or AHIF — closed with more than $250 million in total investment capacity. We said then that we were building toward $1 billion within a year.

Today I get to tell you we are closer. KeyBank has joined the fund as a new investor, and that commitment triggered upsized investments from two of our original anchor partners, Truist Bank and Flagstar Bank. Together, that brings AHIF’s total investment capacity to more than $315 million in fund equity and loan capacity — real capital, moving toward real buildings, in real neighborhoods.

This isn’t a headline about a fund. It’s a headline about families — the ones who get to stay in their neighborhood instead of being priced out of it.

Celia Smoot, who leads Equity Originations at KeyBank, put it simply when she said the bank is proud to support a partnership focused on expanding access to affordable and attainable housing, and that this commitment reflects putting capital to work with partners who help strengthen communities. That is exactly the kind of language I want to hear from a bank. Not charity language. Investment language. Because that is what closes the gap — not a check written out of guilt, but capital deployed because the math and the mission finally point in the same direction.

This is the whole argument of Capitalism for All in miniature. Capitalism does not have to be redesigned from scratch to serve everyone — it has to be pointed in the right direction, with the right partners, at the right scale. CIM brings three decades of real estate, credit, and infrastructure discipline. We bring three decades of understanding what it actually takes to build trust and deploy capital responsibly in underserved communities. Put those two things together, add a bank willing to lean in, and you get a fund that grows by $65 million in a single closing.

AHIF is already building a pipeline across Southern California, Georgia, the Washington, D.C. Metro, New York Metro, and Florida. Every one of those markets has the same story underneath it: working families getting squeezed out of neighborhoods they helped build, because the supply of affordable, attainable housing has not kept pace with the cost of everything else. That is the crisis this fund exists to answer.
